How to Prepare Before Attending an Open House

Should You Attend an Open House Before Purchasing?

Attending an open house is a good idea as a potential home buyer. Open houses allow you to walk through a home and learn a lot. Normally the listing agent is able to answer the questions about the property directly, which can save you time.

Going to open houses can be a good learning experience. It helps you to decide what you truly want in your dream home, and what you don’t. It also helps you to not miss important details or property flaws. You will also start to gain a better understanding of home pricing in your area.

Do I Need an Agent to Attend and Open House?

When attending open houses, you don’t need to bring an agent with you. If you don’t have a buying agent, use this time to communicate with the different listing agents to find a good fit. It is a smart move to have a buying agent to protect your interests during the home buying process. And best of all, it doesn’t cost you anything! If you are already working with an agent, simply let the open house host know. Your agent can then schedule a private showing if you really like the home.

Should You Have Financing Before Attending an Open House?

If you are serious about buying a home right away, make sure to talk to your bank to know how much of a loan you are approved to receive. Having a pre-approval letter in hand shows the agent and sellers you are serious and ready to buy. With the current market, homes are selling quickly and may not be available if you still have to secure financing. This may also be a deciding factor if you happen to be in a bidding war for a home and a definite first step for all buyers.
