SELLER

There are no upfront costs to list your home. As the seller, you will pay the commission at closing, based on the sale price. This commission is shared with a buyer’s agent, if your listing agent isn’t representing both buyer and seller. Occasionally, we may suggest updates or repairs to help sell your home faster.

The length of the listing contract is up to the buyer. Generally, they are 6- or 12-month contracts.

Once you enter a listing contract, your home will be entered into our Multiple Listing Service (MLS). This will share your home with over a hundred local agents and their clients, as well as, on several online sites like Realtor.com, Zillow and many other public sites. Your home will also be placed in the local newspapers, our website, our Facebook page and of course, yard signs.

Open houses are a good option, and are up to the agent and the sellers. The agent will help you decide if, and when one should be held.

If the home is occupied, it is normally 30 days after closing. This allows the sellers time to move out of the home. If the home is vacant it could be immediate possession at closing. This is all negotiable within the purchase contract. Your agent will make sure you are aware of all these dates as the process of the home sale proceeds. (The term possession refers to the date in which you will receive the keys and should have your utilities transferred.)

BUYER

If the property is listed, it is FREE for the buyer! Both real estate agents will be paid by, the sellers at closing, per the listing contract. When working with a For Sale by Owner, buyer can still have representation from their agent, however, the For Sale by Owner is not under any contract, so you may be responsible for realtor fees.  It is always wise to have your own realtor showing you homes, looking out for your best interests and walking you through the home buying experience.

Absolutely! An agent can show any listing to any buyer as long as they are licensed in the state of the property. This is still FREE for the buyer.

We are here to help guide you in your financing questions. However, you will need to go to the lender and get the approval. It is always wise to have a pre-approval letter from your bank before you start your home search.

Once you have viewed the property and your agent has checked what comparable properties are selling for in the area, you then have the information you need to make a fair offer. Your agent supplies you with the information you need to make the best decision.

Yes, we highly recommend an inspection. An inspection may reveal issues with the home that may need to be negotiated. Your agent can refer inspectors in your area that they have worked with previously and trust.

Once you have an agreed upon purchase contract, you will need an inspection (if wanted), appraisal and lender’s paperwork process. This normally takes about 30 days. After closing you will have possession on the agreed upon date stated in the purchase contract. Normally this is immediate or 30 days after closing.
